This soil is not carefully collected when scraped off the land during the initial phase of construction.
There is almost always 4-6 inches or more of the underlying clay taken up in the process which
is then all mixed in when it is piled up for storage.

These heavy clay soils are terrible to grow grass and crops in as they do not drain well or retain water .
They are sticky when wet and hard as concrete when dry.

Your new sod looks good the first year as you are keeping it alive with water and fertilizers
sitting on top of the clay layer, the roots are not growing into the tough clay soil and why should they,
you're feeding and watering them ..but along comes winter and the next year it starts too look
pale and dry with some patches completely dead ! You are a victim of clay soil..

Growing a lawn anywhere in Alberta or Saskatchewan where the clay is a mere inch or two under
the top soil is a challenge to say the least.

The Problem with Clay soil is that it is laden with too much sodium (salt) and has binding
silica compounds in it that make it sticky when wet and make it hard when dry.

Side Note: Blue Grass (all sod grass) is very salt intolerant, so it's not too fond of clay soil.

sodium and silica compounds and therefore unavailable to the plants for uptake.
